Detailed planning submitted for an exemplary residential led mixed use development providing much-needed new homes for the City of Westminster. The scheme delivers 144 homes across three buildings, in both market and affordable tenures. 24 of these homes are provided as adult social care homes in a dedicated building, providing high quality homes for those with additional needs. The building will be one of the first of its kind in Westminster and includes an innovative street facing covered public play space.

Continuing a civic tradition in Westminster which began in the 19th century, the project gathers people together and celebrates community. At its heart lies a garden designed for rest, play and conversation: a place of connection. The central building in the ensemble will provide generous light filled homes for residents with additional needs. The projects provides a dignified and uplifting setting for their lives to be joyful, social and fulfilling whilst providing additional layers of care when required.

Responding to consultation and a careful analysis of need, a dynamic multi purpose all weather play space will provide residents and the wider community with a high quality accessible sports and leisure venue which takes pride of place. It is imagined as a beacon for the people of the area, safeguarding public space and bringing people together. The public realm is characterised by wide pavements, rain gardens, trees and social spaces with the intention of establishing a new urban character. As a backdrop to this, the architecture seeks to establish a quiet order to the site, driven by environmental ambitions and the experience of residents and passers by. The buildings are robust, precise and delicate, reflecting the predominant materiality of the area while introducing a new tradition in Westminster.
